Land Survey Tribunal & Record Correction
When a survey record, an RS or BS khatian, wrongly records your land, the place to fix it is the Land Survey Tribunal. We bring and defend record-correction cases so the official survey matches the truth on the ground.
What this covers
Survey records are prepared periodically, and errors in them are common: the wrong owner recorded, a plot merged or split incorrectly, an area or boundary wrongly entered. The Land Survey Tribunal is the special forum for disputes about the last published survey record. We use it to correct records that are wrong and to defend records that are right.
Correcting the survey record
Where the final survey khatian records the wrong person or the wrong particulars for your land, we bring a case in the Land Survey Tribunal to correct it, proving your title, possession and the correct entry. A corrected record removes the cloud that a wrong survey puts over every future dealing.
Defending a correct record
If someone challenges a record that is rightly in your favour, we defend it, protecting the entry you depend on.
What helps your case
- The disputed survey khatian (RS/BS) and earlier records
- Your chain of title and deeds
- Evidence of possession and any prior survey in your favour
- The mouza map and any private survey
Where it is heard, and how long it takes
A Land Survey Tribunal case usually runs over months to a couple of years. Because the right to challenge a survey record is time-limited, the important thing is to start within time rather than to discover the deadline has passed.
Read the record and the error
We identify exactly how the survey record is wrong and what it should say.
Check the time limit
We confirm you are within the period to challenge the record and move quickly if it is tight.
File in the Tribunal
We bring the case in the Land Survey Tribunal with your title and possession evidence.
Correct the record
We obtain the order and see the survey record corrected.
Read the free guides first
Most of what clients ask at a first meeting is answered step by step in our free guides. Read the ones below first; book a consultation when you want the chamber to act.
Common questions
The new survey put someone else’s name on my land. What do I do?
You challenge it in the Land Survey Tribunal to correct the record. Act promptly, because the right to challenge a survey entry is subject to a time limit.
Is the Land Survey Tribunal different from the ordinary court?
Yes. It is the special forum for disputes about the published survey record. Other title and possession disputes go to the ordinary civil courts, and we advise on which forum your problem belongs in.
How long do I have to challenge a survey record?
There is a limited period, so a wrong entry should be acted on rather than left. Bring us the record and we will tell you where the deadline stands.
Where do I file to correct a khatian?
It depends on the error. A mistake in a mutation khatian goes to the AC (Land) by misc case. A wrong entry in the final published survey record (RS or BS) goes to the Land Survey Tribunal under the State Acquisition and Tenancy Act 1950, s.145A.
What should I do while the BDS digital survey is in my area?
Be present at the field survey (khanapuri) and the attestation (bujharat) with your deeds, khatians, mutation papers and tax receipts. If the draft record is wrong, object at the draft stage; it is far simpler than a tribunal case later.
Correct a wrong survey record
Through the Land Survey Tribunal, within the time that matters. A written assessment costs nothing.
