Sale, Transfer & Deed Registration
A property is transferred by a registered deed, and the details in that deed decide what you actually own. We draft, vet and register sale and transfer deeds so the document holds up, the tax and stamp are right, and the land moves cleanly into the new owner’s name.
What this covers
A sale deed (saf kabala) is the instrument that transfers ownership of land or a flat. It must be properly drafted, correctly stamped, and registered at the sub-registry office to be valid. We handle the deed from drafting through registration, and we make sure the schedule, the boundaries and the consideration are stated correctly, because errors here are what disputes are later built on.
Drafting the deed right
The strength of a deed is in its detail: the exact schedule of the land, the dag and khatian numbers, the boundaries, the consideration, and a correct recital of how the seller owns it. We draft so the deed matches the record and leaves no room for a later challenge.
Stamp, tax and fees
A transfer carries stamp duty, registration fee, and taxes including gain tax and source tax, at rates that vary by location and property type. We calculate what is due, so the deed is neither under-stamped, which weakens it, nor over-paid.
Registration and mutation
The deed is presented and registered at the sub-registry office for the area, with the parties and witnesses. We attend to registration and then move straight to mutation, so the transfer is completed in the record and not left half-done.
Documents you will need
- The seller’s chain of ownership and current khatian/porcha
- Both parties’ National ID and photographs
- Land development tax receipts
- The mutation record and mouza details
- Any prior agreement or bainanama (agreement to sell)
How long it takes
A straightforward deed can be drafted and registered within days once the papers and payments are ready. Where the title needs checking first, or the parties are still negotiating, it takes longer. We do not rush a deed to registration before the title is clear.
Check the title
We confirm the seller can sell and the record is clean before drafting.
Draft the deed
We prepare the deed with an accurate schedule, boundaries and recital of title.
Stamp and register
We calculate stamp, fees and tax, and register the deed at the sub-registry.
Mutate the record
We move straight to mutation so the land is recorded in your name.

Common questions
Is an agreement to sell the same as owning the land?
No. A bainanama is a promise to sell, not a transfer. Ownership passes only on a registered sale deed. If a seller stalls after taking your money on an agreement, that is a specific-performance matter, and a different fight.
Why does the stamp and tax amount matter?
An under-stamped deed can be challenged and can cost penalties later; overpaying wastes money. Getting the calculation right protects both the deed and your pocket.
Do you handle mutation too?
Yes. We treat registration and mutation as one job, because a registered deed that is never mutated leaves you exposed.
How much does land registration cost?
Government charges are stamp duty, registration fee, local government tax and source (gain) tax, plus small fixed fees. Source tax varies by area, so totals differ: in one 2023 example from Bagerhat, a Tk 20 lakh deed cost about Tk 1.31 lakh. The government’s dolil.gov.bd calculator shows the figure for your mouza.
What documents are needed to register land?
NIDs and photos of seller and buyer, the seller’s title deeds and latest khatian, mutation khatian and DCR, an up-to-date land tax receipt, and proof of tax return (PSR) where the deed value requires it. The seller must be on the latest record (Registration Act 1908, s.52A).
What is a saf kabala deed?
It is an absolute sale deed: the seller transfers full ownership for a price, with nothing kept back. Once registered and followed by namjari, the buyer holds the land outright.
Transfer property on a deed that holds
Drafted, stamped and registered correctly, then mutated. A written assessment costs nothing.
