- All paid online through the portal; no cash at the office
- One fee per application, however many applicants
- Lawyer's or agent's fee is separate and should be agreed in writing

The short answer
The government fee for namjari is Tk 1,170: a Tk 20 application court fee and a Tk 50 notice fee paid online when you file, and a Tk 1,000 record-correction fee and a Tk 100 khatian (DCR) fee paid online after the AC (Land) approves. There is no office fee, hearing fee or “speed money”. If you engage a lawyer or deed writer to prepare and follow the application, that professional fee is separate and should be quoted in writing.
The four fee items
| Item | Amount | When |
|---|---|---|
| Application court fee | Tk 20 | At filing |
| Notice fee | Tk 50 | At filing |
| Record correction fee | Tk 1,000 | After approval |
| Khatian (DCR) fee | Tk 100 | After approval |
| Total | Tk 1,170 |
Payment is through the portal’s online options (mobile banking or card). The receipt is generated by the system; keep the transaction ID.
Time targets by applicant
| Applicant | Target (working days) |
|---|---|
| General applications | 28 |
| Expatriate (NRB), city corporation area | 12 |
| Expatriate (NRB), other areas | 9 |
| Gazetted freedom fighter | 10 |
| Export-oriented or foreign-investment industry | 7 |
These are service targets set by circular, not legal deadlines. A hearing, field inquiry or objection extends the time. Expatriates must show proof of status (passport with visa or work permit) to get the shorter target.
What the fee does not cover
- Land development tax arrears. Khajna must be paid up to date before mutation; it is a separate tax, paid online at ldtax.gov.bd.
- Certified copies of deeds or khatians you need to attach, obtained from the sub-registry or record room.
- Warish certificate fee at the union parishad or city ward, for inheritance cases.
- Professional fee of a lawyer or agent, if you use one. Agree it in writing and ask what it covers: filing, the hearing, follow-up, collection.
- Appeal or misc case court fees, if the application is rejected and you challenge it.
Why people pay Tk 5,000 or more
Three reasons, and only one is legitimate. First, a professional fee for someone who actually prepares the chain, attends the hearing and chases the file; that is a service and worth paying for if you want it. Second, middlemen who promise “speed”: the status is visible online and no one can shorten the target, so this money buys nothing. Third, “office cost” demanded informally at the land office; it is unlawful, and the helpline 16122 and the Ministry’s complaint channel exist for it. Pay the official fee online, keep the receipt, and insist on the SMS notices.
Fee when there are several khatians or heirs
The fee is per application, and one application covers one khatian in one mouza. If your deed covers dags in two khatians, that is two applications and two fees. The number of buyers or heirs on one application does not change the fee. For inherited land, heirs can file one joint application for the whole khatian, which is cheaper and avoids later misc cases, provided every heir is named with the correct share.

Common questions
How much is the namjari fee in Bangladesh in 2026?

Is the namjari fee paid in cash at the land office?
No. All four items are paid online through the e-namjari portal. There is no lawful cash payment at the office.
Does the fee depend on the size or value of the land?
No. It is a flat Tk 1,170 per application regardless of area or value. Land development tax, which does depend on area, is a separate yearly tax.
What is the namjari fee for inherited land?
The same Tk 1,170 per application. The warish certificate from the union parishad or ward has its own small fee.
What is the DCR fee?
The Tk 100 fee for the duplicate carbon receipt and khatian issued after approval, paid together with the Tk 1,000 record-correction fee.
What if I do not pay the Tk 1,100 after approval?
The approved application is archived after about 30 days and the khatian is not issued. You would have to apply again.
How long does namjari take for expatriates?
The service target is 12 working days in city corporation areas and 9 elsewhere, against 28 for general applications, if proof of expatriate status is attached.
Can a lawyer charge for namjari?
Yes, for the work of preparing, filing, attending and following up. That fee is separate from the government fee and should be quoted in writing before work starts.
