Namjari Required Documents 2026: The Checklist for Purchase, Inheritance, Heba and Decree Cases

Most namjari rejections are not about the law. They are about a missing warish certificate, a seller who was never mutated, or a khajna receipt that is two years old. Here is the full list for each kind of case, what each document proves, and how to prepare it so the application is complete the first time.

The short answer

For every namjari you need the document that brought the land to you (registered deed, heba deed, exchange deed or court decree), the latest khatian, the most recent land development tax receipt, your NID and a passport photograph. Purchases also need the seller’s own mutation khatian and DCR and the earlier deeds that link the seller to the record. Inheritance cases need the death certificate and a warish certificate naming every heir, and a partition deed if the land has been divided. Decree cases need a certified copy of the decree and judgment.

New from 1 July 2026: in city corporation, pourashava and cantonment areas the Finance Act 2026 requires proof of income tax return submission (PSR) for namjari, and for partition of land and flats, in the same way it is already required at the sub-registry. Keep the acknowledgement slip or system certificate for the latest tax year with your papers; an application without it will stall.

Purchase (sale deed)

  • Registered sale deed in your favour, all pages, with the registration receipt.
  • Seller’s namjari khatian and DCR. If the seller was never mutated, the chain is broken and the application fails; the seller must mutate first, or you must produce the deeds from the recorded owner to the seller.
  • Chain deeds (baya dalil) for every transfer after the last survey record.
  • Check that the dag, area and seller’s name in the deed match the khatian exactly. Section 52A of the Registration Act expects the seller to be the recorded owner.

Inheritance (warish)

  • Death certificate of the recorded owner (online registration).
  • Warish certificate from the union parishad chairman, pourashava mayor or city ward councillor, naming every heir with relationship. Offices expect a recent certificate, commonly issued within about three months.
  • Deceased’s khatian and, if they were themselves an heir, the earlier chain.
  • Partition deed (bontonnama) if the heirs have divided the land; otherwise apply jointly, naming every heir and share. Leaving an heir out is the first ground for a later misc case.
  • NID and photo of each heir applying.

Heba (gift), exchange and court decree

  • Heba: the registered heba deed (with offer, acceptance and delivery of possession recorded) and the donor’s namjari khatian.
  • Exchange: the registered exchange deed and both parties’ khatians.
  • Decree: a certified copy of the decree and the judgment, and proof that the decree is final (no pending appeal), with the khatian of the judgment-debtor.
  • Through an attorney: the registered power of attorney and the attorney’s NID, if someone is applying for you.

Scanning and uploading

  • PDF or JPG; each document in its own slot; every page of a deed in one file.
  • Legible: the dag numbers and the seal must be readable on screen. Blurred uploads are a common reason for a “pending” status.
  • Keep each file reasonably small; photograph in daylight if you have no scanner.
  • Bring the originals to the hearing. The upload is for the file; the officer will compare it with the original.

Papers that get applications rejected

  • An old khatian when a later survey record exists.
  • A khajna receipt that is not current, or in the wrong holding.
  • A warish certificate missing an heir, or older than the office accepts.
  • A deed where the seller is not the recorded owner and no chain is attached.
  • A decree copy that is not certified, or with an appeal pending.
  • An area claimed that is larger than the transferor held in the khatian.

Common questions

What documents are required for namjari in Bangladesh?

The deed or decree that brought the land to you, the latest khatian, the current khajna receipt, your NID and a photo. Purchases add the seller's namjari khatian and chain deeds; inheritance adds the death and warish certificates.

Is a warish certificate needed for namjari?

Yes, for inherited land. It must name every heir, and offices usually expect a recent one, commonly issued within about three months.

What if the seller never did namjari?

The chain from the record to you is broken. Either the seller mutates first, or you attach the deeds that link the recorded owner to the seller. Without that, the application is rejected.

Do I need the original deed?

You upload a scan to apply, and bring the original to the hearing for the officer to compare.

Is a khajna receipt compulsory?

Yes. Land development tax must be paid up to date; an old receipt or arrears leads to rejection or a pending status.

Can I do namjari with a photocopy of the khatian?

You can upload a clear copy, but obtain a certified copy or the e-porcha version so the dag and area can be verified.

What documents does an heir need to mutate only their own share?

The same inheritance documents, naming all heirs, plus their own NID and photo. The application states that only their share is being mutated.

What if the land has a pending court case?

Disclose it. Where there is an injunction or a title dispute, the AC (Land) will usually not mutate until the court decides.
